There is currently a proposal before council to subdivide land to the west of Sapphire Coast Drive into 148 blocks, average size 1 acre.
This will threaten the pristine nature of the Lake and 14 threatened species of animals, birds and bats which depend on this area as a wildlife corridor.
If you oppose this, write to the BVSC, the local media and make a submission. Here are some reasons to object.
30 POSSIBLE REASONS TO OBJECT
- AESTHETIC VALUES/LANDSCAPE VALUES
(houses & overhead powerlines will look ugly)
- TOURISM
(negative impact on tourism through potential damage to Lake & aesthetics)
- TRAFFIC
(increased traffic increases already dangerous exit/entry onto Sapphire Coast Drive from Bournda Road and properties)
- WILDLIFE
(at threat from dog attacks, loss habitat, increased road kill, loss habitat)
- FERAL ANIMALS
(up to 3 dogs per lot allowed- supposedly under control but who will police?)
- THREAT TO ECOSYSTEM OF WALLAGOOT LAKE
(Moncks Creek is the only permanent water source that flows into Wallagoot Lake)
- ECONOMIC EFFECT ON LIVELIHOODS
(Existing Biodynamic/Organic farmer effected by chemical runoff / drift; Increased risk of dog attacks on livestock; Increased risk of property damage/ gates left open, tourism, commercial fishermen)
- MASSIVE INCREASE IN POPULATION
(possibly 370+ Extra People = (increased bush-fire risk; increased noise & antisocial behaviour; increased traffic)
- LOSS RURAL LIFESTYLE & AMENITY
(residents chose to live here in order to enjoy peaceful quiet rural environment & lifestyle)
- COST TO COUNCIL & THEREFORE RATEPAYERS
(ongoing costs to service subdivision, road maintenance, demand for services such as schools)
- LOSS HABITAT TREES
(Valuable old habitat trees are to be felled and replaced with new planting nearby- it could take 40 years for these to become suitable habitat trees)
- INCREASED BUSH FIRE / FIRE RISK
(Extra people = extra risk through barbeques, rubbish burning, firebugs. Overhead powerlines = extra risk)
- CONTRAVENES COUNCILS OWN PLANNING RECOMMENDATIONS
(Recommendations contained in BVSC Draft Planning report: Future Urban & Rural Small Holding Zone Review March 2003)
- INADEQUATE PROVISION FOR SEWAGE
DISPOSAL (Neither system recommended in proposal is totally suitable- subdivision of this size & location needs to be sewered)
- POTENTIAL SOIL EROSION & SEDIMENTATION OF MONCKS CREEK & WALLGOOT LAKE
- WATER QUALITY & QUANTITY
(possible effect on water users downstream)
- DEGRADES
VALUABLE WILDLIFE CORRIDOR BETWEEN BOURNDA NATURE RESERVE & BOURNDA NATIONAL PARK
- DEVELOPERS PLANNING GUIDELINES ENFORCE THE ERECTION OF LARGE HOUSES
(over 165m2 excluding garages etc)
- DEVELOPMENT IS NOT CONSISTENT
WITH NATIONAL STRATEGY FOR ECOLOGICALLY SUSTAINABLE DEVELOPMENT (ESD) RECOMMENDATIONS
- GROSS OVER-DEVELOPMENT
- (Too many blocks / too intensive- not in keeping with surrounding developments of 5-20 acre lots)
- CONTRADICTS BVSC RECOMMENDATIONS THAT FUTURE URBAN STYLE DEVELOPMENT BE CONFINED TO THE OUTSKIRTS OF EXISTING TOWNS & VILLAGES

- INVASIVE WEED & GARDEN ESCAPEE THREAT
(into surrounding bushland & farmland)
- DANGEROUS HIGH FIRE RISK LOCATION
(with 3km line of dense bushland to North & West. Proposed firebreak will not prevent flying embers. Development will severely stretch limited fire fighting resources even further)
- PARTS OF SUBDIVISION ARE LESS THAN 1KM FROM HIGH WATER MARK OF WALLAGOOT LAKE
(and are supposed to be protected under SEPP71- current boundary for SEPP71 is arbitrarily located on Sapphire Coast Drive for convenience as opposed to accuracy)
- INADEQUATE WATER SUPPLY
PROVISION FROM BORE (bore water is for communal firefighting only- but one of the best defenses against fire is lush green garden- not possible from limited roof water supply)
- ENDANGERED SPECIES
(Wallagoot Lake is nesting home to LITTLE TERN- protected under international agreements. Subdivision location is home to Powerful owl, Yellow Bellied Glider, Glossy Black Cockatoo, Koala etc)
- COST TO
NPWS & THEREFORE TAXPAYERS (Forested land 'donation' will have to be maintained - feral animal control, noxious weed control, illegal garden refuse dumping, hazard reduction)
- POSSIBLE ONGOING LEGAL OBLIGATIONS TO NPWS
(& therefore taxpayers) in case of bush fire.
- QUESTIONABLE COMPLIANCE WITH 1C ZONING GUIDELINES
(For example: that developments 'maintain & enhance landscape quality' and 'control the intensity of rural residential land development' with regard to the council provision of services.
- CONTRAVENES BVSC 2025 20 year PLAN
(that 'the top five things that come from this plan: 1 Ensure that new development is limited by the capacity of the environment and infrastructure to support it.')
